BOB K7 GEMA

Lighting design for urban working environments in timber hybrid construction

Place: Berlin

Category: Offices & Office Buildings

For the GEMA Society for Musical Performance and Mechanical Reproduction Rights, the architectural firm HPP planned the Berlin office K7 as a sustainable timber hybrid office building and KOBER LICHTPLANER the lighting for the areas of the working environments in work phases 1-8.

With a holistic approach to sustainability and the desired DGNB Platinum certification, the project creates added value for users, the environment and the neighbourhood in equal measure.

The focus is not only on the open and flexible working environment concept for the approximately 300 employees, but also on their health and well-being. The supporting structure, facades, exterior walls and ceilings are largely made of wood. Other health-promoting materials with a positive influence on the indoor climate, such as clay, are also used in interior design. The roof areas will be greened and a spacious roof terrace with raised beds and seating will be available to users as an open recreational space. The neighbourhood also benefits from the new utilisation concept: on the ground floor, there is also a café in the lobby, which is being developed into a cafeteria in the courtyard development.

In a modern New Work office building, light also has a special contribution to make. In this project, 3 requirements were at the top of the specifications for lighting design:

Sustainability of the lighting system
The sustainability approach for the entire building also set the bar high for lighting. In addition to the durability of the luminaires and the electronic components installed in them, we optimised the energy consumption in particular by evaluating the energy efficiency (lm/W) and the effectiveness of the lighting tools (lx/W on the target surface of the lighting) in equal measure and concentrating the lighting on exactly those areas where it is really needed (zonal lighting concept). These measures are supported by intelligent sensor technology for needs-based light control, in which the light intensity is always adjusted to the planned target value.

Light atmosphere to feel good
New Work working environments attach particular importance to a relaxed room atmosphere. The transition from style elements from the living area to functional office furniture areas is fluid. We have implemented the same with the lighting concept, in which the informal areas have been planned with low colour temperatures and an accent lighting concept with stronger brightness contrasts, which are known from the hotel industry, among other things. The actual work areas have functional light with particularly high visual comfort (UGR 16-19) for fatigue-free work at the screen or in meetings. Acoustic planning and lighting planning were very integrative in this project and, in combination, create a very pleasant room atmosphere for the senses.

Flexibility of the lighting system
Flexibility of real estate - and consequently also of lighting systems - is essential in today's fast-paced world. The lighting must be easy to adapt to the changing requirements of use. In this project, track has therefore been integrated into the various ceiling systems (open technical ceilings, exposed concrete ceilings, acoustic ceilings, heating/cooling ceilings) as a flexible, long-lasting infrastructure for lighting. Whether decorative pendant luminaires, accentuating spotlights or functional office luminaires – the luminaires can be moved to another location without an electrician using an adapter if the use should ever change. The digital control system, in which the luminaires can be controlled individually, supports this flexibility and adaptability.

The intensive cooperation of all planners in this project has made a real sustainability approach a reality and the employees feel this with all their senses - for example, through the pleasantly calming scent of the wood used when entering the building.
